What a membrane must do under moving clay

A waterproofing membrane on a north-of-Montreal foundation works in precise conditions: a buried wall taking the clay's seasonal micro-movements, hydrostatic pressure varying with the water table, stone impact at backfilling and the soil's chemical corrosion. The decisive criterion is not advertised thickness, but elongation capacity and joint performance. A rigid membrane that will not stretch cracks when the clay works the wall 2 to 3 millimetres; a membrane that delaminates from concrete lets water pass between it and the wall, which is worse than no membrane at all. Bituminous coating: the classic, effective and repairable

Cold-applied bituminous coating in two coats remains the job-site staple: 2 to 3 millimetres total thickness, applied by trowel or roller on a cleaned wall, with a reinforcement strip at joints and corners. It is the family's most affordable job, and it repairs easily: a crack in the coating gets re-covered locally by trowel.

Its limits are real: it does not absorb large movements, it fears backfilling impact without a protection board, and its lifespan runs about 15 to 20 years on active clay. For a stable wall, a tight budget or a spot repair, it is an honest choice — provided you do not skimp on the board or the drain. On a moving wall, step up in grade.

Self-adhered membrane: the elongation that follows the clay

Self-adhered butyl rubber membrane — the "hot or cold applied roll membrane" family — stretches up to 300 percent without tearing, making it the only family able to follow the clay's micro-movements without cracking. Installed in edge-glued strips on a clean, dry wall, it bonds to concrete through its adhesive face and forms a continuous skin down to the foot.

It costs more than the coating, and demands a prepared surface: any cleanliness or moisture defect compromises adhesion, and an air bubble left under a strip becomes a water entry. Its lifespan exceeds 25 years when well laid and protected by a board. It is the current reference for active-clay jobs and houses where you want to stop thinking about it.

Bentonite: the self-healing option, when access allows

Sodium bentonite membrane — laid in panels or rolls, often the trellis-mounted type — works on a unique principle: on water contact, bentonite clay swells up to 15 times its volume and forms a gel that closes over punctures. It is a self-healing membrane, ideal when backfill stones risk puncturing the product over the years.

It demands confinement, though: swelling bentonite must be held by soil or a counter-wall, or the gel escapes. Installation is more technical, cost higher still, and use concentrates on deep walls, high-puncture-risk jobs and engineer files. For most houses, the self-adhered membrane offers the best performance-per-price.

The choice rule: geometry, soil and budget, in that order

The choice follows a fixed order. First geometry: a straight, regular wall with no protruding edges accepts all three families; a wall with tight corners, pour seams or encrustations prefers self-adhered, which conforms to shapes. Then the soil: active clay, high water table or pointed angular stone lean toward self-adhered or bentonite; stable, drained soil tolerates the coating. Finally the budget, which should never override the first two.
